One contract.
Every buyer.
One bidding war.
Stop cold-calling your buyers list one at a time. Upload the signed contract and we put the deal in front of our whole network at once, run the bidding, and administer the assignment through close.
No fee. No membership. Signed contracts only.
Set in the JV agreement before anything is marketed.
Buyers bid against each other, not against you.
We are paid out of the spread or not at all.
One business day from submission to a human answer.
Disposition is where wholesalers lose the spread.
You did the hard part. You found it, worked the seller, and got it under contract. Then the deal sits — because moving it means working a buyers list one phone call at a time, and the first person who answers sets the price.
An auction inverts that. Instead of you negotiating down against one buyer, buyers negotiate up against each other. Same contract, same property, different market structure.
Your job ends at the signed contract. Ours starts there.
Contract in. Assignment out.
- 01
Upload the contract
Name, email, phone, the property address, your purchasing entity, and the signed PA. Four fields and a file. That is the whole submission.
- 02
Sign the JV
A 50/50 joint-venture agreement is generated the moment you submit and opens right in the browser. Nothing moves until it is signed by both sides.
- 03
We run the auction
Your deal goes live to our buyer network. Bidding runs in $1,000 increments. The highest qualified bidder takes it — you are not chasing anybody.
- 04
Assignment and close
We administer the assignment of contract. The buyer signs first, then you. Closing routes through our title partner and the spread splits down the middle.
Read this before you submit.
We would rather turn a deal away in ten seconds than waste a week of yours. Everything below is a hard line, not a preference.
- Single-family residences
- Duplex, triplex, and quads
- A fully signed, executed purchase contract
- Deals anywhere in the United States
- Properties that need work — condition is not a disqualifier
- Land and lots
- Commercial — 5+ units, retail, industrial
- Verbal yeses, LOIs, and pending contracts
- Deals already shopped to other buyer networks
- Listings you do not actually control
Straight answers.
What does it cost me to submit a deal?
Nothing. There is no submission fee, listing fee, or membership. We are paid from the assignment spread — if the deal never places, we are not paid.
Do you need the contract signed before I submit?
Yes, and this is the one hard gate. We market real, controlled deals only — that is the entire reason buyers take our calls. LOIs, verbal agreements, and contracts still out for signature cannot be submitted. Go lock it up and come back.
Will buyers see my purchase price?
No. Your purchase price is redacted on anything a buyer sees. They bid on the property and the assignment, not on your margin.
How does the 50/50 split actually work?
We take the deal to our buyer network and run the bidding. The spread between your contract price and the winning bid is split evenly between you and us. It is defined in the JV agreement you sign at submission, before any marketing happens.
What happens right after I hit submit?
The JV agreement is generated immediately and opens in your browser to sign. Once it is signed we send you a private upload link for interior and exterior photos, then the deal goes into disposition review.
What if my deal does not sell?
You keep your contract and you owe us nothing. The JV covers the specific property and expires on its own. You are free to place it yourself in the meantime.
I am a cash buyer, not a wholesaler.
Different door. Buyers sign in to the marketplace to see live deals and place bids — the "Buyer sign in" button at the top of this page.
Let them
bid for it.
Four fields and your signed contract. You will have an answer within one business day.
